- Complete report including detailed photos of the property, trouble areas and improvement areas.
- A plan that includes recommendations for additional and extra income potential via ancillary income, rent increase optimized plan and utility reimbursement possibilities
Budget Projections
- A preliminary 12 month budget with initial cost analysis exposing areas of potential income
- Cap X exterior improvement recommendations
Income & Value Add Plan
- A value add plan based on market research, including interior and exterior improvement recommendations.
Market Survey
- A detailed deep study of the local market competition.
- A comprehensive view of demographics, cost analysis and cost comparison
A Detail Research Investigation - Deep Inspection (GROUP 2)
A Post "Letter of Intent" deep inspection (Includes all * options) May Select any single option as well.
*Unit Inspection
A 100% unit interior inspection, to include;
- a detailed report of unit by unit condition of all appliances, fixtures, cabinets, countertops, flooring, electrical and plumbing fixtures.
- Then upgrade recommendations by unit and cost analysis for either upgrade packages or to maintain existing condition
*Deep Exterior Inspection
Includes licensed Master Plumbers, Electricians and Contractors to thoroughly check:
- all building exterior equipment, mechanical rooms, HVAC, breaker boxes, roof condition and type, amenity areas and pool equipment, hydro-jet and camera the sewer lines out to city border, parking lots and covers
*Capital Improvement Plan
A comprehensive, budgeted plan;
- to make interior/exterior improvements; including replacement of deficient existing items
- A full cost breakdown per contractor pricing and labor of repair needs and value add items.
Full Detailed File Audit
A comprehensive discovery of current resident base demographics, including;
- rent and occupancy details to ensure actual meets reported
- criminal and background checks verified
- top employers of residents
Management Consultation
We can be your transition Management Consultant while you get set up and contract with a new Management Company or stay on as a GP to ensure the property is profitable and stable.
- We will evaluate current staff, execute a management plan for immediate operations of the property and assist in hiring new employees if necessary.
- We will assist in the recommendation and interview process of hiring a new management company to operate the property going forward.
Complete Budget
Revision of initial budget:
- if needed, based on deep inspection to ensure new ownership has a clear financial pathway to guide them through their first year
Marketing Plan
A full local market research;
- to include a detailed demographic and local amenities
- forecast economic outlook for the area surrounding the property.
