At Inquest Advisory CP, LLC, we are professional Real Estate Syndication Partners dedicated to creating strategic investment opportunities through our partnerships with Massive Capital and a strong network of independent investors (LPs).

Initial Condition Assessment Tour and Underwriting

A Pre "Letter of Intent" physical tour of the property

*Physical Site Review

  • Includes an in person surface inspection of the property and grounds, amenities and overall visible condition of the asset.

*Assessment Report

  • Complete report including detailed photos of the property, trouble areas and improvement areas.
  • A plan that includes recommendations for additional and extra income potential via ancillary income, rent increase optimized plan and utility reimbursement possibilities
  • A full Underwriting of the property for you to review with the lender.

Budget Projections

  • A preliminary 12 month budget with initial cost analysis exposing areas of potential income
  • Cap X exterior improvement recommendations

Income & Value Add Plan

  • A value add plan based on market research, including interior  and exterior improvement recommendations.

Market Survey

  • A detailed deep study of the local market competition.
  • A comprehensive view of demographics, cost analysis and cost comparison


A Detail Research Investigation - Due Diligence - Capital Raise

A Post "Letter of Intent" deep inspection

*Unit Inspection

A 100% unit interior inspection, to include; 

  • a detailed report of unit by unit condition of all appliances, fixtures, cabinets, countertops, flooring, electrical and plumbing fixtures.
  • Then upgrade recommendations by unit and cost analysis for either upgrade packages or to maintain existing condition with refresh options.

*Deep Exterior Inspection

Includes licensed Master Plumbers, Electricians and Contractors to thoroughly check:

  • all building exterior equipment, mechanical rooms, HVAC, breaker boxes, roof condition and type, amenity areas and pool equipment, hydro-jet and camera the sewer lines out to city border, parking lot condition and covered parking benefits.

*Capital Improvement Plan

A comprehensive, budgeted plan;

  • to make interior/exterior improvements; including replacement of deficient existing items
  • A full cost breakdown per contractor pricing and labor of repair needs and value add items.

Complete Budget

Revision of initial budget, Underwriting:

  • if needed, based on deep inspection, to ensure renegotiations at closing if necessary and provide new ownership a clear financial pathway to guide them through their first year and beyond.

Asset Management

We are your Management Consultant while we Manage the property or stay on as an Asset Manager GP to ensure the property is profitable and stable until you bring in your own management company.


  • We will evaluate current staff, execute a management plan for immediate operations and assist in hiring new employees and Management Company if necessary.


  • We can Manage your Asset with Lunar Asset Management. With this agreement, we can offer competitive rates and insurance discount to increase your NOI.


Full Detailed File Audit

A comprehensive discovery of current resident base demographics, including;

  • rent and occupancy details to ensure actual meets Pro Forma reported
  • criminal and background checks verified
  • top employers of residents

Marketing Plan

A full local market research;

  • to include a detailed demographic and local amenities
  • forecast economic outlook for the area surrounding the property.
