A 100% unit interior inspection, to include;

- Then upgrade recommendations by unit and cost analysis for either upgrade packages or to maintain existing condition
*Deep Exterior Inspection
Includes licensed Master Plumbers, Electricians and Contractors to thoroughly check:
- all building exterior equipment, mechanical rooms, HVAC, breaker boxes, roof condition and type, amenity areas and pool equipment, hydro-jet and camera the sewer lines out to city border, parking lots and covers
*Capital Improvement Plan
A comprehensive, budgeted plan;
- to make interior/exterior improvements; including replacement of deficient existing items
- A full cost breakdown per contractor pricing and labor of repair needs and value add items.
Full Detailed File Audit
A comprehensive discovery of current resident base demographics, including;
- rent and occupancy details to ensure actual meets reported

Asset Management
We are your Management Consultant while we run the property through a chosen Management Company or stay on as an Asset Managed GP to ensure the property is profitable and stable.
- We will evaluate current staff, execute a management plan for immediate operations of the property and assist in hiring new employees if necessary.
- We will assist in the recommendation and interview process of hiring a new management company to operate the property going forward.

Revision of initial budget:
- if needed, based on deep inspection to ensure new ownership has a clear financial pathway to guide them through their first year

A full local market research;
- to include a detailed demographic and local amenities
- forecast economic outlook for the area surrounding the property.
